Monitoring-led pest control in Oakland

Count first. Treat second.

We place small monitors in your building or kitchen, read them on a schedule and send one plain report. A technician acts on what the readings show, not on the calendar.

Readings and visits

What the monitors report, and what the visit does

The report says where. The visit decides what to do about it.

What the monitors report

Four ways we look before we spray

Each one reports something different. None replaces a person checking the building.

  • Counts by area

    Sticky monitors

Flat cards in corners, under sinks and behind appliances hold crawling insects. We count what is on them and note where.

  • Visit log

    Rodent stations

Locked stations along walls and doors. We log which ones were visited so we know which gap to seal first.

  • Readings over time

    Moisture and temperature loggers

Small loggers in basements, bin rooms and under kitchens record damp and warmth, the conditions most pests need.

  • Every visit

    The walk with a flashlight

Not a sensor. A person with a flashlight and a mirror finds the gap or the leak the monitors point toward.

Which devices go where depends on the building. Not every site needs every one.

Walk the building with us

An hour with a technician. We mark where the monitors would go and say what we would read first.

How a plan runs

From the first walk to the monthly page

  1. 01

    Step 1: Walk-through

We walk the building with you or the manager, mark where pests could live or enter and agree which areas matter most. No devices yet.

  2. 02

    Step 2: Placement

We place the monitors and give you a map of where each one is, so staff know not to move them.

  3. 03

    Step 3: Readings

On each visit we read the monitors, replace what is full and log the counts.

  4. 04

    Step 4: Action

We act where the readings point: seal, clean, bait or treat, and we put what we did in the report.

  5. 05

    Step 5: Monthly page

One page for the manager or board: counts by area, what changed and what needs fixing in the building.

Integrated pest management

IPM in plain words

Find out what is there and why before treating anything.

Treatment is one tool among several, alongside sealing gaps, fixing damp and changing how waste is stored. Where a lower-impact option works, we try it first. Some jobs need a stronger step, and we say so before we start.

  • We follow the product label on every visit

  • Every product used is listed on your service report

  • Monitoring doesn't prevent pests by itself: the building still needs sealing, cleaning and dry floors

East Bay calendar

When the readings usually move

Dates shift with the weather, so we read the monitors rather than the calendar.

  • Ants come indoors

Often after the first rains, when trails move toward dry kitchens.

    Oct to Feb

  • Mice and rats move in

Cooler months push them toward warm kitchens and bin rooms.

    Oct to Feb

  • Flies near drains and bins

Warm months. Rising counts usually point to cleaning, not spraying.

    Jun to Oct

  • Yellowjackets

Late summer, near outdoor dining and bin areas.

    Jul to Oct

Who reads the monitors

Fifteen people, five of them here

  • Fang Liang

    Owner and licensed operator

Walks every new building herself before a single monitor goes in.

  • Wayan Santoso

    Lead technician, condo buildings

Keeps the device maps and runs the weekly reads.

  • Maryam Moradi

    Field technician, restaurants

Does the early kitchen visits, before prep starts.

  • Ean Hodge

    Field technician, sealing

Closes the gaps: door sweeps, vents and pipe openings.

  • Riku Yamada

    Monitoring coordinator

Reads the counts, writes the monthly page and flags what changed.

From clients

What the report changed for them

“We used to get a treatment bill and no explanation. Now the board gets one page showing which floors had counts and what changed since last month.”

Ara R.HOA treasurer, condo building

“They came before we opened and left the kitchen as they found it. The monthly page shows my manager exactly where to clean.”

Kaya T.Café owner

“I'd had ants for two winters. The counts showed they came in at one window frame, and the building fixed it. Nobody sprayed my kitchen.”
